What Is an Inheritance Tax Property Valuation?
A property valuation for inheritance tax establishes the open market value of a property at the date of death. This value is used when calculating the estate’s tax liability and may be reviewed by HMRC.
When Is an Inheritance Tax Valuation Required?
IHT Valuations are typically required in the following situations:

Date of Death Property Valuations
- Retrospective valuations can be performed upon a 'desktop' basis without physical survey where access cannot be provided to us
- Historic market evidence is sourced via our comprehensive suite of real estate information portals including EIG; CoStar; and Rightmove Plus.
- Comparable transactions at the relevant valuation date are made explicit within our reporting and carefully related to the property being valued
